Historic Wall Collapses at Oakham School, Church Passage, Oakham, Rutland.

Historic Wall Collapses at Oakham School, Church Passage, Oakham, Rutland.

A significant section of the historic stone wall lining Church Passage has suddenly collapsed. The wall, serves as the boundary between Oakham School grounds and the narrow pedestrian path leading to All Saints' Church and Cutts Close.

While the exact cause is still being investigated, early reports suggest that a combination of prolonged wet weather and the natural aging of the lime mortar may have contributed to the failure.

Approximately 5–7 meters of the ancient ironstone wall crumbled, spilling debris into the garden of a School property causing minor damage to the building.

Fortunately, no injuries were reported, as the collapse occurred during a period of low foot traffic.

Oakham School maintenance teams acted quickly to secure the site

Given the wall's location within a conservation area, it is expected that the repair work will require traditional masonry techniques and matching Rutland ironstone to preserve the historic aesthetic of the town.

"It's a shame to see such a historic part of our town’s fabric literally crumble," noted one local resident. "But the main thing is that nobody was walking past when it gave way."

The recent collapse at Oakham School marks the third significant stone wall failure to hit the town’s historic center in just twenty-four months, raising concerns about the preservation of Rutland’s iconic ironstone boundaries.

This latest incident follows two other major structural failures triggered by severe weather.

The Friends Meeting House (Gaol Street): Damaged during the intense Boxing Day storm two years ago, this wall has since been restored. The repair utilised a blend of traditional stone and modern brickwork to stabilise the boundary.

The Former Judge’s House (Catmose Street): A large section of the perimeter wall at this landmark property was also leveled during the same storm. Unlike the Meeting House, this site remains unrepaired, with the stone still lying where it fell, serving as a lingering reminder of the storm's impact.

Local heritage advocates suggest that the combination of increasingly volatile storms and the porous nature of ancient ironstone is putting a strain on the town's masonry. When the lime mortar in these centuries-old structures becomes saturated or brittle, high winds can provide the final push needed to cause a collapse.

The recent collapse at Oakham School isn't the only wall-related headache for local officials. Oakham Town Council has recently come under scrutiny regarding the management of several historic sections of the town’s stone boundaries, specifically those surrounding All Saints’ Church.

In a recent oversight, the Town Council completed repairs on a section of a nearby church wall a listed structure without first securing the necessary legal permissions. Because the wall is protected due to its historical significance, any structural work requires a faculty and specific planning consent.

This administrative hurdle comes just as the Council prepares for a much larger project, the restoration of a significant stretch of the church wall along Church Street.

The upcoming Church Street project will likely be handled with extra caution to avoid a repeat of the previous faculty and planning breach.

New Life for a High Street Landmark Esquires Coffee Opens in Oakham, Rutland

New Life for a High Street Landmark Esquires Coffee Opens in Oakham

By Martin Brookes

It has been four months of work and the wait is finally over. This week, the doors of the former HSBC bank on Oakham High Street swung open once more not for mortgage appointments or withdrawals, but for flat whites and artisan sourdough.

The transformation of one of our town’s oldest and most recognisable buildings into an Esquires Coffee franchise marks a significant chapter in the ongoing evolution of our town center.

Taking over a building with such deep historical roots is no small feat. The structure has stood as a sentinel on the High Street for generations, and its conversion required a delicate touch. The four-month refurbishment project wasn't just a simple "lick of paint." It involved extensive structural repairs and a meticulous interior overhaul to balance the modern requirements of a bustling coffee shop with the character of the original masonry.

The result is a space that feels both grand and grounded. The high ceilings and architectural bones of the old bank provide a sense of scale that few modern coffee shops can replicate.

While Esquires is a well-known international name, the heartbeat of this new venture is local. The Canadian franchise is being spearheaded by a young family who have poured their energy into the project since the keys were handed over. Their presence adds a personal, independent feel to the global brand a combination that seems to be hitting the right note with Oakham residents.

If the first few days are any indication of the future, Oakham was thirsty for a new gathering spot. The 70-seater shop has been operating at near-capacity since opening.

It is heartening to see a building that could have easily sat vacant and decaying instead become a vibrant hub of activity. In an era where the "death of the high street" is a constant headline, this opening serves as a caffeinated reminder that with the right investment and a bit of family grit, our historic spaces can find a second act.

A Magical Return: Root-and-Branch-Out's Lantern Walk Set for November

Root-and-Branch-Out, the Rutland-based community interest organisation, has announced the return of its much-loved Magical Lantern Walk for 2025. The community celebration is set to light up the streets of Oakham on Saturday, November 8th.

Held almost every year since 2018 (with the exception of 2020), this annual event draws inspiration from traditional Saint Martin's Day celebrations. Historically, this day sees children walk in a lantern-lit procession from a church to the town square. Root-and-Branch-Out’s walk follows this tradition, hoping to bring the community together to celebrate the changing of the season.

The procession will begin its magical journey at All Saints Church and conclude in the town square, providing a beautiful spectacle of light and community spirit.

Make Your Own Magic: Lantern Workshop Announced

To ensure the procession is as dazzling as possible, Root-and-Branch-Out is hosting a lantern making workshop ahead of the main event.

Locals can craft their own luminous creations at Oakham Castle on Saturday, November 1st, running from 11 am to 1 pm. This year's theme encourages creativity and cooperation, focusing on large lanterns that require two or more people to carry them high into the air.

This popular local event is a fantastic opportunity for a beautiful display of community and promises to be a magical, memory-making experience for Rutland's children.

To learn more about the walk and the lantern workshop, be sure to visit the Root-and-Branch-Out website.

Fōrm & Blōm: A New Destination for Quiet Luxury Opens in Oakham

There’s a new spot on Mill Street in Oakham, and it's bringing a fresh perspective on home and design to the heart of Rutland. Fōrm & Blōm has just opened its doors, curating a collection of understated British-made furniture, thoughtful homeware, and truly exceptional floral designs.

This isn't your typical home goods store. Fōrm & Blōm works with independent makers who embody what the shop calls "quiet luxury." This is a style that whispers rather than shouts—design rooted in heritage and a deep respect for materials with integrity. Think of furniture and homeware that feel timeless, built to last, and tell a story of careful craft.

But the shop's vision extends beyond beautifully made objects. Alongside their curated collections, they offer stunning floral arrangements. Described as "blooms with soul," these aren’t your average bouquets. Instead, they are sculptural and ever-changing designs meant to soften and enliven the spaces we live in. Fōrm & Blōm sees this blend of crafted goods and living florals as a lifestyle, one crafted directly from nature.

For now, the ground floor of the shop is open and ready for visitors. Work is currently underway to open the first floor, which promises to expand on their unique offering. Sun Shines on a Day of Delights: The Rutland Food, Drink, Craft Festival and Dog Show

The sun is gloriously shining today, casting a perfect light over Oakham's bustling marketplace for the much-anticipated Rutland Food, Drink, Craft Festival and Dog Show. Organised by the indefatigable Carolyn Acton, this event has brought the heart of Rutland together for a celebration of local talent, delicious treats, and some very good boys and girls at the dog show in the grounds of Oakham Castle

Stalls brimming with an incredible variety of food, drink, and artisanal crafts in the Castle, Victoria Hall and the market place drawing in a steady stream of visitors.

"It's just fantastic to see so many people out enjoying themselves," said organiser Carolyn Acton, a beaming smile on her face as she surveyed the scene. "The weather is perfect, and the stallholders have put on an amazing display. We've got everything from local producers to unique craftspeople. It's all about showcasing the very best of what Rutland has to offer."

The real highlight of the day for many has been the Dog Show. A cornerstone of the festival, the show has seen a wonderful turnout of four-legged friends, all eager to show off their skills (and charm). From the 'Waggiest Tail' and 'Most Obedient' categories to the coveted 'Best in Show,' the competition has been good-natured and full of fun. The proud owners and enthusiastic onlookers have created a wonderfully supportive and cheerful atmosphere.

The success of the festival is a testament to the hard work of Carolyn Acton and her team, as well as the unwavering support of the local community. It's more than just a market; it's a social occasion, a chance for neighbours to catch up, for families to spend quality time together, and for visitors to discover the unique charm of Rutland.
